Department: Maintenance
Reports To: General Manager and/or Maintenance Supervisor
Status: Full-Time, Non-Exempt (Hourly)
Location: Estate Coakley Bay, Christiansted, St. Croix, U.S. Virgin Islands
Pay: Depending on experience.

Position Summary

Coakley Bay Association is seeking a dependable, self-motivated Maintenance Technician to maintain the Association’s buildings, grounds, utilities, water systems, wastewater systems, and mechanical equipment. The ideal candidate has strong plumbing and general maintenance experience, works independently, and provides excellent customer service.

Essential Duties & Responsibilities

• Perform routine, preventative, and emergency maintenance throughout the property.
• Complete work orders and troubleshoot plumbing, mechanical, electrical, and general maintenance issues.
• Repair doors, windows, drywall, flooring, fixtures, railings, cabinets, and perform minor carpentry, painting, masonry, and construction repairs.
• Install, repair, and replace plumbing fixtures, pumps, motors, valves, pressure tanks, and other mechanical equipment.
• Perform routine inspections and preventative maintenance on emergency generators.
• Maintain maintenance tools, equipment, and work areas.

Basic Knowledge of Reverse Osmosis (RO) & Drinking Water Systems

• Basic knowledge of Reverse Osmosis (RO) drinking water systems.
• Assist with routine oversight, inspections, preventative maintenance, and daily drinking water testing.
• Record required operational readings and report equipment deficiencies to the designated RO operator.

Basic Knowledge of Wastewater Systems & Lift Stations

• Basic knowledge of wastewater treatment systems.
• Assist with routine oversight of the wastewater treatment system.
• Perform routine inspection and maintenance of wastewater lift stations.
• Monitor and record operational readings and report equipment deficiencies or alarms to the designated wastewater operator.

Customer Service & Safety

• Provide professional customer service to residents, owners, contractors, and vendors.
• Follow all Association safety policies and OSHA regulations.
• Maintain a safe work environment and report unsafe conditions immediately.

Qualifications

Required

• High School Diploma or GED.
• Minimum three (3) years of general maintenance experience.
• Strong plumbing experience.
• Valid driver’s license, current automobile insurance, and reliable transportation.
• Basic computer literacy, including the ability to use a smartphone, tablet, email, and work order software.
• Ability to work independently with excellent communication and customer service skills.

Preferred

• Basic knowledge of Reverse Osmosis (RO) drinking water systems.
• Basic knowledge of wastewater treatment systems.
• Experience maintaining wastewater lift stations.
• Pump replacement and repair experience.
• Generator, electrical, carpentry, construction, or pool maintenance experience.

Physical Requirements

This position requires the ability to perform physically demanding work in the tropical climate of St. Croix. Employees must be able to regularly lift and/or move up to 75 pounds; stand, walk, bend, kneel, squat, crawl, climb ladders, and work indoors and outdoors in varying weather conditions. Work Schedule

• Full-time, Monday through Friday.
• Occasional weekends, holidays, overtime, and participation in a rotating on-call schedule are required to respond to property emergencies.

Safety & Compliance

Employees are required to comply with all Coakley Bay Association safety policies and applicable OSHA regulations. Required Personal Protective Equipment (PPE) must be worn while performing assigned duties. Maintenance equipment, power tools, plumbing equipment, water treatment chemicals, wastewater equipment, generators, and other materials must be used safely and in accordance with manufacturer instructions, applicable Safety Data Sheets (SDS), and Association safety procedures.
